Introduction
A smaller EMI is not automatically a cheaper loan. EMI falls when tenure becomes longer, but the borrower may pay interest for many additional months. Compare the total repayment, annual percentage rate, processing fee, insurance and any taxes alongside the monthly instalment.
Start with verified information
Check whether the rate is fixed or floating and how often it can reset. Ask for the foreclosure, part-payment and late-payment terms in writing. A flexible loan with a slightly higher headline rate can sometimes suit an uncertain cash flow better than a rigid product.
Compare costs, returns and assumptions
Use the same principal and tenure when comparing rates. Then run a second comparison using the tenure you realistically need. Keep an emergency buffer after paying the EMI; eligibility is a lender limit, not a personal affordability target.
Keep a transparent planning record
Before signing, read the key fact statement and final sanction documents. The calculator helps expose the maths, while the lender documents control the actual contract.
